By March 2026, more than 60% of Google AI Overview citations were coming from pages outside the traditional top 10 organic results, which means your Google ranking and your AI Overview visibility have become two different fights.
That’s a real shift, not SEO marketing talk. Ahrefs tracked millions of AI Overview citations through 2025 and 2026 and found the overlap between “ranks well” and “gets cited by AI” dropping fast, from roughly three-quarters of citations coming from top-10 pages in mid-2025, down to under 40% by early 2026. A page can rank on page two and still get pulled into the AI Overview a searcher actually reads.
For a small or newer business in Dubai, the kind still building up domain authority against agencies that have been ranking for a decade, that’s genuinely good news, if the site is built the right way.
What actually gets a page cited
The pattern across current analyses is consistent: Google’s AI systems aren’t just re-running the old ranking algorithm and reading out the top result. They’re pulling specific, self-contained passages that directly answer a question, checking them against other sources for consistency, and favoring content that’s structured clearly enough to extract without guesswork.
In practice, that rewards a few concrete things:
- Direct, self-contained answers. A paragraph that fully answers “how much does X cost in Dubai” without requiring the reader to scroll up for context gets pulled more easily than one buried in a long narrative intro.
- Structured data. Schema markup (FAQPage, LocalBusiness, Article) gives AI systems a machine-readable version of what’s on the page, rather than making them parse it visually.
- Clear entities. Naming your service, your city, your specific offering plainly and repeatedly, rather than only in clever headline copy helps AI systems place the page correctly.
- Freshness and specificity. Vague, evergreen-sounding pages that could apply to any business anywhere are easier to skip than a page with a specific number, a specific area, a specific answer.
What it doesn’t reward, at least not the way old SEO did: raw domain authority. A 30-day-old site with a genuinely well-structured, specific answer can out-cite a 10-year-old site with a vague one.
Why this matters more for UAE service businesses specifically
A lot of “AI search” advice is written for content publishers and SaaS companies. For a Dubai clinic, restaurant, retailer, or real estate agency, the actual searches that matter are narrower and more local: “clinic near Jumeirah for X,” “restaurant with Arabic menu near Business Bay,” “real estate agent Dubai Marina.” AI Overviews increasingly answer these with a synthesized summary before a searcher ever sees a list of blue links, which means the businesses that get named in that summary have a real advantage, and the ones that don’t are invisible at the exact moment someone was ready to act.
A practical checklist to start with
- Does each key page (a treatment, a menu category, a listing type) have a section that answers the obvious question in one self-contained paragraph, near the top?
- Is structured data (schema) actually implemented, not just a plugin toggled on, but markup that matches what’s visibly on the page?
- Does the page name the service and the specific Dubai area clearly, more than once, in plain language?
- Is there an FAQ section answering the exact questions a customer would type into ChatGPT or Google?
- Would a competitor’s AI-generated summary of your page actually be accurate, or would it have to guess at details you never stated plainly?
